Although there is extensive open space west of this residential tower that looks like privately owned public space even to the trained eye, the legally required plaza is only the extra strip of sidewalk encircling the three street sides of the building along West 70th Street, the west side of Amsterdam Avenue, and West 71st Street.

The building is supposed to have a wide sidewalk on all sides. However, on the North side (71st street), there are 2 permanent structures obstructing the POPS.

Also, has someone examined the private park on the West side of the building? Does not make sense that it’s not a POPS given the permitted zoning adjustments for the building.

Thanks for you comment. Can you please upload a photo of the two permanent structures on 71st Street? As for the space to the west, our planning and legal analysis conducted before publication of our book, as you can see from the site plan and written profile, did not allow us to conclude that the space to the west of the building was legally a privately owned public space.
