Our website is a digital space for collaboration about physical space. We invite you to participate  in the creation of knowledge designed to secure greater public use of New York City’s 525 or so POPS, those zoning-created plazas, arcades, and other outdoor and indoor privately owned public spaces. This POP has been redesigned and constructed.
Gary Roth on 85 Broad Street:
There are no longer a signs at the entrances to 85 Broad Street indicating it is a Publicly Accessible Lobby and the public can walk through.

During a July 2014 walk through of the space, we observed that although this area is not required to provide any amenities, it has attempted to provide a drinking fountain and seating. Unfortunately the drinking fountain provided is not functioning. Overall, we found the space is very bare and uninviting. Being in front of a residential building, passers-by may feel uncomfortable using the space. We observed the following amenities: • Non-functioning water fountain • Stairway • Decorative rocks • Planting • Trees • Seating

During a July 2014 walk through, we observed that the space appears to simply be a large, open portion of sidewalk. However, we observed that the space now provides a large number of bicycle racks! An improvement since the 2000 report.

During a July 2014 walk through of the space, we observed that the space was under construction, making it difficult to assess. However, we observed the following amenities: • Bicycle parking spaces • Trees • Plants

During a July 2014 walk-through, we observed several problems with the space including the following: • No Drinking Fountain • No Plaques • Seating is impeded by spikes. • Gates blocking access to a portion of the space Use of the space is impeded by these issues, and amenities (such as a functional drinking fountain) appear to be required as of 2000.

During a July 2014 walk-through, we observed that the space appears to be in need of several improvements, however, the space appears to be functional, clean, and well maintained. We observed the following required amenities: • Bicycle Parking • Lighting • Litter Receptacles • Plantings • Trees

During a July 2014 walk-through, we observed that the space appears to be a comfortable Residential Plaza with trash bins, seating and well-maintained planters. The Plaza is pleasant, and well-maintained. We also observed the following amenities, which are not required: • Artwork • Bicycle Parking • Drinking Fountain • Lighting • Litter Receptacles • Planting • Plaque • Seating • Trees

During a July 2014 walk-through, the space appears to be a beautiful pass through for residents and visitors alike. There is an ample amount of vegetation and excellent seating throughout the Plaza.. Since 2000 there has been a permit modification, requiring the space to provide some of the new observed amenities.

Jon...Thanks for your comments. We assume that you are talking about the 60th Street space. It had agreed to provide and, indeed, had provided 15 linear feet of movable chairs. From your comment, we assume that those chairs have been removed. Your other comments go to the design of the space. We always hope that, like Trip Advisor and similar websites, this website may be consulted from time to time by owners and managing agents to get good ideas from POPS users.
